There is a hotel company registered at Lilywhite House, usual suspects as directors and operates as a company for construction and ownership of the hotel on behalf of the Tottenham Hotspur Group . No idea if the revenue counts but the more Spurs earn in theory the more they could spend. :)

Only guessing but would think long term loans would be secured from banks and investors to build the hotel , as someone pointed out banks will lend money to build infrastructure but they will not lend money to sign a star striker.

I suspect they’ll get planning and sell the site off to a developer rather than partner up with one. They’ve zero experience of carrying out such a scheme. If they did it I’d be concerned as to how close the two companies are. I would hope they would split them out completely to tell you the truth to protect the club. A hotel and resi development in an area of London with pretty low demand for 365 days of the year is as risky as you can get.

Plans may have changed but pretty sure I read when the hotel & residential was first planned that the plan was to bring in co-partners to run that side of the development.
ENIC/Tavistock group have plenty of leisure complexes in their portfolio , it's not as though they are complete novices.

Yeah I can't really remember either, I do remember posting the development appraisals on here for it though whilst talking to a poster as they were available on the council website at the time.

I'm not sure where they'd get the finance from or want to get the finance for it anyway. I sat in on a webinar on hotel debt financing the other month and a lot of the mainstream lenders arent going to want to fund a hotel development in a non prime area plus the rates will be really high. It seems more risk for ENIC to take on, that's all. Obviously there is always a way round these things....................What we dont want is them going ahead and leveraging more debt against the stadium to build the hotel. That wouldnt sit well with 99.9% of fans and quite rightly.

I suspect they'll wrap up the development site with the club, if and when they sell it, to bump up the price.

I knew I read it somewhere, it was the original plan to bring in an operator, may have all changed now.

The hotel is below the players car park and is currently a concrete shell. I’ve been in a few times… it’s pretty cool.

Edit: this is obviously separate to the planning application of the new site. And no idea if the one in the stadium is being developed although I’m not sure I’d want to stay in a hotel with no windows…

I imagine the facilities will be of a standard to accommodate away teams overnight before a game and as an extension, international teams, after that fans travelling to games from far afield along with concert performers not to mention exhibition delegates and attendees.
Not sure that's enough to make it pay though.

You sure it wasn't a dungeon you were looking at :) All the plans submitted to Haringey Council for the hotel show all rooms have windows.
One thing I do remember when the stadium first opened is that the players wives/partners and family room which is somwhere near the players car park got a lot of complaints as it didn't have any windows.

I’ve been in there too… I joked at the time that maybe it was to keep them away!

Building a dungeon in case we signed Tuchel as manager (allegedly)? I was told it was for a hotel and it’s definitely underground, over multiple levels! And it’s definitely just a concrete shell as of about a year ago. You gain access on the left before you get to the players car park. I have loads of photos of it too, as I’m a location manager/scout and filmed there for a series I worked on. As I said previously, this is separate to the plans of the new site, which also has a hotel.

A revised planning application has been submitted for the HRW Printworks site.

Student Accommodation is now included which is linked to the plan for a Middx Uni campus in the Paxton development.

Re the above planning read through the document and I see the club also own 807 High Road which back in the day was The Coolbury Club, sometimes visited by Spurs players , saw Martin Chivers in there once.

People can say what they like about Spurs property portfolio but anything that improves the buildings in the local area with accomodation and business premises has to be good.

Interesting article. The Club must smell blood.

I've thought for a long time that the club has a nice juicy folder tucked away stemming all the way back to the Stratford stuff and bozo the clown's time as London mayor, a certain former long distance runner with a peerage and multiple other shady figures .

I could be talking utter parsnips but I've thought that for a long time that certain things are being held in certain back pockets.

The club probably acting like this out of concern for their own developments in the area and their potential value going forward. I don't see the club giving two shits about the viability of any scheme, but they care if it affects their pocket.

But not on the land owned by ENIC.

It is still the walkway from the station to the ground and the replacement resi though isn’t it? Lower quality housing and a reduced commercial footprint. Whilst I thought the club’s scheme had its flaws, it was still better than the council’s plans. A new doctors surgery, school or other set of services would have been nice to be included but from memory they aren’t either (happy to be corrected on that though as I haven’t double checked).

It’s going to become sterile like Tottenham Hale. Only walked from Tottenham Hale once, Saturday morning before a 3pm kick off. The place was deserted, no atmosphere or life what so ever!!

Tottenham Hale has the advantage of more travel capacity so you can get away with relative ease. It is a nightmare getting in and out of Tottenham most days, and with an ever-increasing number of people in the area, it will only worsen.

No scheme is perfect, though, and you'll never get 100% of what you want. I feel like the club's objections are more based on increasing pressure on their assets in the area and its effect on their value. They are ultimately a business and the largest ones in the area, so it feels entirely driven by self-interest rather than any form of concern for the community.
